Staging Your Livingroom
So you have a beautifully staged exterior and the potential buyer is thrilled. They enter your living room, what are they going to see? With lots of area and massive items of furniture in there, the living room whilst giving you lots of room to play with can be time engrossing.
As always, begin staging with cleaning and a clear out. A potential buyer may not have the same preferences as you so it is crucial that your show the room to its best advantage. It’s not only about removing your cat’s photo from the wall and stashing away the fake Chinese vase. Buyers want to buy into square meters of living area and you have to offer it. If you have massive or lots of furntiture deliberate on storing it and renting only the basics. Wires trailing all over the place is unsightly so remove them, also any electrical goods that are not required.
If you have a wooden floor that looks great make sure it is visible. Keep just little carpets and rugs under groups of furniture to border the areas. With worn out flooring you should deliberate on at least a inexpensive (but still good looking) laminate substitute.
Family and friends tend to converge in the living room of any house therefore design the room with this in mind. Organizing the furniture so folks can interact with each other is a good idea. To do this you need to clear away any large items that can cause barriers in the field of view. If you have a chimney point, it’s the natural center point. A dominant window makes a good centre point if your living room does not have a chimney point. Keep the furniture away from walls, on the other hand don’t block the traffic flow in the area – keep wide routes among furniture groups.
Enliven the room with some detail. Place carefully chosen pieces of art or decorations in the room. Place a vibrant picture or ornament against a abstract background to accent the freshness of the room. Installation at eye-level (especially of paintings) is wanted. A nice plant or vase of flowers makes a acceptable impact.
You have now nearly completed staging your living room and all you have left to do is sort out the lighting. Allow as much genuine light as possible, remove any barriers around windows. Use position lighting to draw thought to the art and architectural details. Select lights with dimmers, they will be beneficial during evening staging (but be careful, some cheaper lamps with dimmers create annoying buzzing).
